Site directory

Every page on this site in one list: the finder and calculators, the program directory, all Florida and Colorado county and city pages, the state hubs, the guides and the trust and licensing pages.

Quick answer: What's in the site directory?

The directory is a human-readable index of every published page: assistance programs, state hubs, county and city pages, guides, calculators and policy pages. It exists so you — and search engines — can reach any page on this site in one or two clicks.

TL;DR

  • Every published page, grouped by section.
  • Kept in sync with the sitemap.

Quick questions

How is this different from the sitemap?

How this site is organised

Everything on this site sits in one of six groups: the finder and tools you use to test your own numbers, the program directory that holds each assistance program and its administering agency, the local pages for our licensed Florida and Colorado footprint, the state hubs that cover the rest of the country as research, the guides that explain how liens and limits actually behave, and the trust pages that show where our data comes from.

If you know the county you are buying in, start with the local pages. If you know the program name, start with the directory. If you are still working out whether assistance is realistic at your income, start with the tools.

What we publish for each market

County pages in Florida and Colorado carry the current FHA one-unit loan limit for that county, the local assistance programs we track, sourced county market data where a public dataset covers it, and links down to the cities inside that county. City pages carry the same structure at market level.

State hubs outside Florida and Colorado are research-only: agency programs, how the state's assistance is structured, and a notice that we cannot originate, solicit, arrange or broker a residential mortgage loan for a property in that state.

Directory questions

What is this directory page for?

It lists every section of this site in one place, so you can reach any county page, program page, guide or tool without hunting through the menu. It mirrors our XML sitemap in human-readable form.

Why are only Florida and Colorado counties listed individually?

Those are the two states where Simply Approved Mortgages LLC is licensed to arrange residential mortgage loans, so those markets get county and city pages with local limits and program tables. Other states have a state hub with research only.

How often is this directory updated?

Automatically. It is generated from the same registries that build the navigation and the XML sitemap, so a new county, program or guide appears here as soon as it is published.

*Our wholesale lender partner offers this product nationwide, but Simply Approved Mortgages LLC is licensed to arrange residential mortgage loans in Florida and Colorado only, so we can originate it in those two states only. Outside Florida and Colorado this is educational information and you should work with a lender licensed in your state.

How it works

1. Find the assistance you qualify for

Answer ten short questions and our DPA matching tool screens your location, income, price range, credit band and first-time buyer status against every state, county and city program we track.

2. A licensed loan officer reviews it with you

A Simply Approved loan officer confirms which programs your file can actually use, how each one is structured, and what it means for your monthly payment and closing costs.

3. Pair assistance with your first mortgage

Assistance is delivered through an approved first mortgage. We arrange the FHA, conventional, VA or USDA loan underneath it and reserve the assistance funds once you are under contract.

4. Funds arrive at closing

The assistance is wired to the closing agent and applied to your down payment and, where the program permits, closing costs — so your own savings stay where they belong.

Repayment: The second lien is a recorded lien with a monthly payment that is underwritten into your debt-to-income ratio. Layered DPA affects your final rate and mortgage insurance; your Simply Approved Mortgages Loan Officer will disclose the side-by-side comparison before you commit. Program terms, income limits, funding availability and eligibility requirements are subject to change without notice and must be confirmed in writing. Nothing here is an offer of credit, an approval, or a guarantee of eligibility, funding or any particular term. All loans are subject to lender underwriting and approval. Equal Housing Opportunity.

Expert Insight

A directory is a coverage audit you let buyers read

We keep a human-readable index of every page because it exposes gaps we would otherwise miss — a county with no city markets, a program with no guide behind it, a tool nobody links to. Buyers use it to jump straight to their county; we use it to see whether our Florida and Colorado coverage is actually even.

Takeaway: Jump to your county page first — it carries the limits and local funds that decide your file.

The only way to know which program, down-payment structure, and closing-cost strategy actually fits your file is to walk through it with a Simply Approved Mortgages Loan Officer who can compare the real numbers side-by-side on a Loan Estimate.
