How this site is organised
Everything on this site sits in one of six groups: the finder and tools you use to test your own numbers, the program directory that holds each assistance program and its administering agency, the local pages for our licensed Florida and Colorado footprint, the state hubs that cover the rest of the country as research, the guides that explain how liens and limits actually behave, and the trust pages that show where our data comes from.
If you know the county you are buying in, start with the local pages. If you know the program name, start with the directory. If you are still working out whether assistance is realistic at your income, start with the tools.
What we publish for each market
County pages in Florida and Colorado carry the current FHA one-unit loan limit for that county, the local assistance programs we track, sourced county market data where a public dataset covers it, and links down to the cities inside that county. City pages carry the same structure at market level.
State hubs outside Florida and Colorado are research-only: agency programs, how the state's assistance is structured, and a notice that we cannot originate, solicit, arrange or broker a residential mortgage loan for a property in that state.

Those are the two states where Simply Approved Mortgages LLC is licensed to arrange residential mortgage loans, so those markets get county and city pages with local limits and program tables. Other states have a state hub with research only.
