Data & Verification
Published Last updated
Where our down payment assistance program data comes from, how often it is reviewed, and how to report an error.
Which figures refresh automatically
Three feeds run on a schedule. National mortgage-rate and median-price indicators refresh weekly from the Federal Reserve Bank of St. Louis (FRED). HUD area median income figures for our licensed Florida and Colorado counties refresh monthly from the HUD USER Income Limits API. FHA county loan limits are checked monthly against HUD's own CHUMS forward-limits file: any difference is flagged for a person to review, and the published figure never changes on its own. If a feed fails, the last verified value stays in place rather than being blanked or zeroed.
Where the data comes from
Every program record is built from the administering agency's own published materials: state housing finance agency program guides, city and county housing department pages, Federal Home Loan Bank set-aside documentation and lender program bulletins. The source link appears on each program page.
How often it is reviewed
Programs are reviewed on a rolling schedule and after any agency announcement we become aware of. Each program page shows when it was last verified. Where we have not verified a record recently, the page says so rather than implying currency we cannot support.
What we never claim
We do not claim a program has funds available, we do not claim you are eligible, and we do not publish award amounts that an agency has not published. Eligibility is determined by the agency and by full mortgage underwriting.
Report an error
If a program's terms have changed or a listing looks wrong, use the report link on the program card. Flags go to staff for review.
