Every program page, guide and calculator on this site follows the same sourcing, review and correction process. This page explains it so you can judge how much weight to give what you read here.

Content is written and reviewed by the Simply Approved Mortgages Team at Simply Approved Mortgages LLC, NMLS #2620881, a licensed mortgage broker arranging residential loans in Florida and Colorado. We publish only credentials that can be verified on NMLS Consumer Access.
Source hierarchy
We use sources in this order and cite the highest one available:
- Tier 1 — the administering agency. The state housing finance agency, city, county, Federal Home Loan Bank or lender that actually runs the program: its program guide, term sheet, income and purchase-price limit tables, and lender bulletins.
- Tier 2 — federal primary data. HUD and HUD USER (FHA loan limits, income limits), FHFA, the Federal Reserve (FRED), the Census Bureau, CFPB and HMDA.
- Tier 3 — investor and insurer guidelines. FHA Handbook 4000.1, VA, USDA, Fannie Mae and Freddie Mac selling guides.
- Never a source of record: other blogs, aggregator sites, forums, social posts or AI output.
Program verification
Each assistance program in our directory carries a verification record: the source URL we checked, who checked it and when. Programs enter a review queue on a rolling schedule and when our source-watch job detects that an agency page changed. A program whose funding status we cannot confirm is labeled as unconfirmed rather than presented as available.
Dates you see on every page
We keep three separate signals and never blur them:
- Updated — the date the page's substantive content changed.
- Reviewed — the date a person re-read the page and confirmed it still holds, even if nothing changed.
- Data refreshed — the date the underlying figures (limits, rates, county data) were last pulled from their source.
A monthly review never backdates or fakes an "updated" date. If nothing changed, the page says so honestly instead of inventing news.
AI-assisted drafting policy
We may use AI tools to draft outlines, summarize public agency documents or improve readability. AI is never the source of a number, a program rule, a limit or a legal statement. Every figure is traced back to a primary source and every material page is reviewed by a person before publication. AI output can be wrong or outdated, so we treat it as a draft, never as evidence.
Compliance comes before SEO
Where a marketing, ranking or conversion goal conflicts with a licensing or advertising rule, the compliance rule wins. We do not publish rate or payment claims as offers, do not imply licensing in states where we are not licensed, and do not describe repayable assistance as free money. Uncertain legal questions are escalated for human review rather than guessed.

No agency, lender or sponsor pays to appear in, or to be ranked higher in, our assistance directory, and no editorial decision is conditioned on a business relationship.
Corrections
If you spot something wrong — an outdated limit, a closed program, a broken agency link — tell us and we will verify it against the administering agency and correct it. Material corrections update the page's "Updated" date. Report an issue through our contact form, the flag link on any program page, or support@simplyapprovedmortgages.com.
