Freshness & Monthly Review Dashboard
The monthly freshness and market-update job runs automatically on the 1st of each month at 06:00 UTC. It records a review for every scheduled page and program page for the current month. A review never moves a page's substantive “last updated” date.
Quick answer: How fresh is the data on this site?
The dashboard shows, for every page, when it was published, when it was last substantively updated, when it was last reviewed and when the underlying data was last verified. Those four signals are tracked separately, so a routine review never masquerades as a content update.
TL;DR
- Published, updated, reviewed and data-verified are separate signals.
- Overdue pages are shown as overdue rather than re-dated.
Quick questions
- Why keep four dates?
- Because they answer different questions: when it was written, when it changed, when someone looked, and when the numbers were checked.

Live data feed refreshes
HUD county loan limits and HUD income limits refresh on the 1st of each month at 06:30 UTC; FRED market indicators refresh every Friday at 13:00 UTC. A failed fetch never overwrites a stored value. County loan-limit differences are flagged for human review, never applied automatically.

Program source status (automated weekly check)
Every published program's official agency page is fetched and fingerprinted weekly, with a mid-week retry for failed reads. Records whose source changed or could not be read are shown as research-only on the site until the change is reconciled — nothing is presented as current on the strength of an unread source.
